The development program for the Cumberland Walk project
(Parcel 4), presently contemplates a principal focus and intensity of
commercial retail, entertainment, hospitality and office uses on the
site. As well, market residential development and community uses, such
as a library and a community centre, are intended to be developed within
the project, thereby creating a fully self-sufficient and “lifestyle-based
community”. The current Official Community Plan (O.C.P.) for Parcel
4 allows all forms of commercial development on the lands and it is
Trilogy’s intention to amend the O.C.P. to allow for residential
and community based land uses in addition to the commercial land uses
contemplated.
The commercial retail component of the Parcel 4 development
is planned for some 190,000 square feet (sq. ft.) of retail development
including 30,000 sq. ft. of restaurant use. The development plan contemplates
a number of mid-sized box retailers within the project, each occupying
premises of 10,000 sq. ft. to 30,000 sq. ft. Each retailer will occupy
its premises by way of building lease or, in some instances, freehold
ownership of land and building. The anchor tenants will be supported
by some 37,000 sq. ft. of specialty retail uses, occupying numerous
stores ranging in size from 500 sq. ft. to 1,500 sq. ft., fronting onto
the streets of Cumberland Walk. The seven (7) restaurants planned for
the project will occupy their own prototypical buildings designed by
the various restaurant companies joining the development. The commercial
retail uses are anchored with approximately 1000 surface parking stalls.
The commercial entertainment focus for Cumberland Walk is presently
planned for a six screen, cinema complex occupying a 35,000 sq. ft.
iconic building and providing one of the commercial “anchors”
for the retail hub of the project. The cinema complex is supported by
200 surface parking stalls.
